Newton Farm is exceptionally well suited to large families or groups, offering generous space and a layout that allows everyone to be together without feeling crowded. With multiple living areas and a flexible bedroom arrangement, it works particularly well for multi-generational stays, helped further by the inclusion of a downstairs bedroom and shower room.

The heart of the house is the spacious kitchen-dining room, which naturally brings everyone together. Its large island, substantial dining table and wood burner make it ideal for long, sociable meals, while doors opening onto the patio mean the space works just as well in summer as it does in winter.

For relaxation, the farmhouse strikes a perfect balance between character and comfort. The main sitting room feels warm and inviting with its feature fireplace and cosy wood burner, while the separate games room gives children and teenagers their own space, helping adults properly switch off.

Outside, the large garden is a real highlight. Children have plenty of room to play safely, dogs can enjoy the open space, and adults can make the most of the BBQ and hot tub for relaxed outdoor living. It’s a property that genuinely encourages time outdoors as well as in.

Practicalities are well covered too. Good WiFi, multiple TVs and easy access from across the country — with Taunton just 25 minutes away — make Newton Farm straightforward and comfortable for longer stays.

A particularly special advantage is the inclusion of daily private swimming during your stay. Guests can enjoy two hours each full day in a heated indoor pool nearby, maintained at 30°C, making it an ideal, weather-proof activity for families with children and a rare added benefit that sets Newton Farm apart.

If you’re staying in Newton Farm you get a two hour daily swim in your own private swimming pool! That’s right; no sharing, no booking, it’s yours and yours alone! So the only decision you need to make during your stay is if you prefer to splash in the pool or relax in your hot tub!

Baby and Toddler Items

We have available to borrow two travel cots, two high chairs and two booster seats for the table – please request these on the booking form.

BBQ

There is a stone permanent BBQ- it is charcoal so do bring charcoal

Bed Linen/Towels

Synthetic and pillows are provided along with a hand towels and bath sheet per person and bathrobes for adults. Please being towels for the pool. We leave a travel cot sheet please bring  other bedding.

Boules Pitch

We have a Boules Pitch in the gardens, boules sets for adults and children are in the games room.

Booking

We require a 25% deposit to secure the booking. The balance is due 8 weeks before the arrival date.

Coffee Machine

We have two cafetières – bring filter coffee. We leave instant coffee, tea bags and sugar.

Damage Deposit

 A £200 damage deposit pre authorisation is required a week before you arrive and nothing will be deducted after your  departure as long as Lavender Barn has been left in a satisfactory condition.

Decorations

We ask please that you do not stick banners, photos er to walls. Please be respectful and drape or tie banners or balloons.

These will be in the virtual welcome book/app that is accessible once a booking has been made.

Dogs

We allow up to two friendly dogs at Lavender Barn ( £45 a dog) .Please read our Doggy Rules.

We have a Zappi Electric Car charge point using the Tap Electric app do download Tap Electric before staying – please bring your own lead. 
 
Essentials
We leave enough crockery, cutlery and glasses for you all plus a few spare. We leave two toilet rolls per toilet, salt and pepper, instant coffee, tea bags and sugar , washing up liquid, hand soap, washing powder, dishwasher tablets ( one per day) tea towels, oven glove, tin foil and cling film , washing up brush and clothes. We leave a welcome pack of soap, body wash and shampoo. There is a hair dryer in each bedroom.
 
Games Room
The games room is for your use only and has a pool table, table football, cinema area and toys as well.
Garden
Lavender Barn has a large, enclosed garden with a patio with seating and BBQ and a wooden play area .
 
Ground Floor
Lavender barn is all one level.
 
Guests
Lavender Barn accommodates a maximum of 12 guests plus a child in the extra single bed and  2 babies/toddlers in travel cots or a camp bed in 6 en suite zip link bedrooms ( 5 can be either six foot super kings or twins- you choose and Bedroom 1 has a superking and a additional single ideal for a family room) 
( due to planning regs we are unable to accept all male groups).
 
Kitchen/Dining Room
The kitchen has an electric range master cooker with two ovens and 6 hobs. There is a US style fridge freezer, dishwasher, microwave and washer/dryer.
 
Music
There is a digital radio. As per our house rules and terms we ask that no amplified music or live music is allowed.
 
Noise
Please keep noise and chatter to a minimum when walking to the village pub and by the other holiday cottages.
 
Parking
There is parking for 6/7 cars.
 
Restrictions
No smoking – fireworks- drones- sky lanterns or noise after 11pm.
 
Swimming Pool/ Games Room
The swimming pool and games room are in a separate building across the garden ( games room entrance) or by the car park ( swimming pool) . The pool has a key code entry door. it is heated to 29/30’ all year and is 10m x 4 m with a contract depth of 1.2m. We leave foam noodle and floats.
 
TV’s
There is a smart TV in the sitting room and a larger  one in the cinema area. All bedrooms have TV”s with free sat.

Our Philosophy

We are surrounded by stunning countryside and nestled between Exmoor national park and the Quantock Hills an area of outstanding natural beauty.

Our philosophy is to make the Lavender Hill Holidays as eco friendly as possible. We recognise we have a long way to go to be totally eco but each year we try to reduce our carbon footprint and increase our biodiversity.

Enviroment

We have tried to insulate the properties as much as possible. We also have a wood burning stove in each property and all our wood is seasoned and sustainably sourced.

Transport

We are very keen to promote the use of bikes and public transport for holidays with us. We realise that it is hard to access us without a car, but the train system is very good to Taunton and if you have bought your own bikes we will pay for an electric taxi to Halse. We are aiming to rent out electric bikes.

Supporting Local Businesses

We are very keen on encouraging our visitors to support the many and varied local businesses we have in the local area. We buy all the hamper products from local farm shops and the excellent Taunton farmers market.

We have great local pubs and cafes and encourage as much support as we can. We hope that guests will support the local food and drink businesses as much as possible.

Recycling

We recycle pretty much everything and ask our guest to as well.

Heating

Although we realise that central heating is a must, we do ask that visitors in the winter turn down the radiators instead of leaving them on full with the windows wide open!

In 2013 we converted our exisitng oil boilers which ran the pool and cottages ot a Biomass heating system fuellled by renewable wood chips. Its great to be using this fabulpous Norweigan system and heping our enviroment!

Biodiversity

We are trying to encourage the biodiversity of local fauna and wildlife. As a result we allow the summer grasses and hedgerows to flourish.
